Selling Your Home? Here’s Why You Need a Valid Electrical COC First

If you’re planning to sell your home in South Africa, there’s one important document you simply can’t afford to overlook — the Electrical Certificate of Compliance (COC). Whether you’re a seasoned property owner or selling for the first time, understanding the role of the COC is essential for a smooth and legal property transfer.

1. What Is an Electrical Certificate of Compliance?

An Electrical Certificate of Compliance is an official document that verifies that the electrical installation in a property complies with the South African Wiring Code (SANS 10142-1) and is safe for use. This certificate is only issued by a qualified and registered electrician, and it’s a legal requirement in South Africa. Read our homeowners guide to an Electrical Certificate of Compliance here.

2. Why You Need a COC Before Selling Your Property

✅ It’s a Legal Requirement

According to the Occupational Health and Safety Act (Act 85 of 1993), a valid Electrical CoC must be provided whenever a property is sold. Without it, the property transfer process cannot be completed.

✅ Protects the Buyer and the Seller

The COC assures the buyer that the electrical installation is up to code and safe. As a seller, it also protects you from potential legal claims or disputes after the sale if an electrical issue arises.

✅ Avoids Delays in Transfer

Banks and attorneys will usually not proceed with the transfer of ownership unless the COC has been issued. Not having one can delay the sale, sometimes by weeks or months, and may even cause a buyer to pull out of the deal.

✅ Boosts Buyer Confidence

Providing a valid COC shows that you’re a responsible seller. It builds trust and gives buyers peace of mind knowing that the property’s electrical system is safe and legally compliant.

3. When Should You Get the COC?

Ideally, you should get your COC as soon as you decide to list your property. This gives you time to address any issues or faults the inspection may uncover, without holding up the sale later on.

4. How Long Is a COC Valid For?

A COC is valid for two years, but only if no electrical alterations or changes have been made during that time. If you’ve had any electrical work done since the last COC was issued, a new one is required.

5. What Does the Inspection Cover?

A certified electrician will check:

  • Distribution boards
  • Wiring and connections
  • Earth leakage units
  • Plugs and lights
  • Bonding and earthing
  • Compliance with safety regulations
