Who Needs an Electrical Certificate of Compliance?
A COC is a legal requirement in several common situations:
Selling your property: A valid COC is required before any property transfer can proceed. If your existing certificate is older than two years, or if any electrical work has been done since it was issued, you will need a new one.
Renting out your property: Landlords are legally required to have a valid COC in place before a tenant moves in.
Bond applications: Most banks require a valid COC as part of the bond application and approval process.
New electrical work: If additions or alterations have been made to your electrical installation, a supplementary COC must be issued.

Inspect
I carry out a full physical inspection and testing of your property’s electrical installation. This typically takes up to two hours, depending
on the size and complexity of the installation.

Certificate or Quote
If your installation passes, I issue the certificate on the same day once the inspection fee has been paid.
If any faults are found, I will provide you with a detailed quote for the repair work. The certificate is issued once all repairs have been completed. Please note: the inspection fee is payable regardless of the outcome, and applies even if you choose a different contractor for the repair work.

Receive your electrical COC
Your original yellow COC document is issued to you. For property transfers, your Transfer Attorney will request the original.
Pricing
The cost of the inspection depends on the type and size of the property. As a general guide, inspection fees start from R1,000 for flats and can range up to R3,000 for larger homes. The fee covers the inspection and all required tests.

faults are found, a separate quote will be provided before any work proceeds.
